*The septic inspection is an above ground Level 1 inspection. This means that I locate the septic tanks, observe the ground above the tanks to determine if ground is dry and that no foul odor is detected. This is what the Texas Real Estate Commission requires us as licensed inspectors to do. It is not a thorough inspection and it does not give you the buyer a great deal of information about the possibility of problems in the future, but that is what I am required to report.

What does an inspection cost and how can I justify another expense?

There is a flat fee of $300 for an inspection. I do not charge extra for things such as swimming pools, more than 2 bathrooms, crawl spaces, out buildings, sprinkler systems, sewer systems, etc. These items are included in the inspection fee at no extra charge. I choose to charge a flat fee because when the inspection service is finished, there are no surprises when it is time to write the check. There is an extra charge for testing water samples on private water wells. I send these samples off to a testing lab and must charge for this additional service.
Payment is usually made at the time of the inspection.
A home is most likely your single largest investment. What is more important than knowing that the conditions for your family are SAFE, SOUND, and SANITARY. In addition, having an inspection can streamline the closing process and answer important questions that your insurance or mortgage lender may require.
